Survey the Market
Determine the property's position in the market by analyzing comparable or competing properties; review existing micro- and macroeconomic commercial real estate trends.

Confirm Client's Objectives
Consult with the Client to reaffirm goals for the transaction.

Conduct On-Site Inspection
Visit the property to inventory its physical characteristics, as well as the location and unit sizes of its occupants.  In addition, note the surrounding area, linkages, and location of competing properties. Evaluate condition of improvements to overcome potential negatives.

Photograph the Property
Assemble a variety of visual material from multiple sources, including: photographs of the property and surrounding area, aerial and satellite imagery, virtual tours, video, and other media.

Perform Financial Analysis
Using defined market trends, evaluate the current and potential income, deferred maintenance, operational costs, taxation, and other related aspects of the property to determine future performance, potential loan proceeds, and its current value. Include several scenarios - best, worst, and most likely financial outcomes.

Prepare Demographic Reports
Generate demographic reports and thematic maps which provide information about location, population, income, and industry-related trends.  Identify on a map any competing properties that should be noted. Summarize the area's amenities for use in marketing to those beyond the local market.

Gather Collateral Material
Procure materials to be used in marketing materials, including: building plans, surveys, specialized maps, etc.

Conduct Additional Research

Work with the Client's attorney, if desired, to make sure that the contract is structured satisfactorily.

Monitor the resolution of the deal, guiding the transaction to a successful closing.
